1. Check comparable prices before you set a price

Whoever makes the first offer on your property is not obliged to offer you a fair one — and without a reference point, it's hard to know whether an offer is reasonable. The most direct way to get that reference point is to look at what has actually sold nearby: real transactions registered with the State Land Service, with the price per hectare, sold area, land composition and date for each one, mapped where they happened.

3. Agricultural land and forest are priced differently

Agricultural land and forest properties don't move together — a comparison in your municipality for arable land tells you little about what a forest stand nearby sold for, and the reverse. KALME keeps price data for both separately:
