Terms of use

For new users: from 23.10.2026. For existing users (account created before 23.10.2026): from 06.11.2026, 14 days after the notice by email; until then, version 1.1 applies to existing users.

1. General

These terms of use (the Terms) govern the relationship between KALME, SIA (registration No. 43603092426, Ganību dambis 24D, Riga, LV-1005; KALME) and the natural or legal persons who use the KALME platform (the User).

The platform includes:

• The website kalme.lv and its subdomains
• The KALME mobile app (Android, iOS)
• The services linked to them (the marketplace section, the map, reports)

By registering or using the platform, the User confirms that they have read and agree to these Terms and to the Privacy policy.

2. Description of the service

KALME is an online platform with a map of real estate transactions, public sector data and listings, where Users can offer real estate for purchase, sale, lease or rent. The platform:

• Provides the technical environment for publishing and searching listings
• Provides a map interface with public sector data (cadastre, addresses, transactions)
• Does not give legal, financial or certified valuation advice

2.1. Brokerage services

KALME SIA is a registered real estate intermediary. KALME provides brokerage services (for example, finding a buyer or seller and preparing a transaction) only under a separate written agreement with the client; the fee is 3% of the transaction amount, paid by one party to the transaction — the party that signed the agreement. The specific terms are set out in that agreement.

2.2. KALME buys land and forest

SIA KALME buys land and forest properties itself. If an owner offers a property to KALME and KALME buys it, KALME is a party to the transaction (the buyer); no brokerage fee is charged in such a transaction, and assessing the offer is free of charge for the seller. The terms of purchase are set out in each written offer and in the purchase agreement.

2.3. Use without KALME representation

When a User uses the platform (map, data, listings, contact with other Users) without a separate brokerage agreement with KALME, KALME is not a party to the transaction and represents neither party: transactions are concluded directly between the seller and the buyer (or the lessor and the lessee), and KALME accepts no liability for their performance or non-performance. No brokerage fee is charged in that case.

3. Registration and user account

3.1. Who may register

A natural person who has reached the age of 16, or a legal person through its authorised representative, may register.

3.2. Account security

The User is responsible for:

• Giving true and current registration data
• Keeping secure access to their email inbox, phone and the Google or Apple account they log in with (KALME does not use passwords: you log in with a one-time code or a Google/Apple account)
• All actions taken from the account

If the User learns of unauthorised use of the account, they notify KALME at [email protected] without delay.

3.3. One account per person

The User agrees not to create several accounts, unless this is needed for separate legal persons (for example, a natural person and a legal person).

4. Rules for publishing listings

4.1. User warranties

By publishing a listing, the User confirms:

• That they own the property or have the right to publish it (authorisation from the owner, power of attorney, contract)
• That the information given is true and current
• That the photos belong to the User or are used with the author's permission
• That the people visible in the photos have agreed to publication
• That the property is not encumbered by legal proceedings that would prevent the deal

4.2. Prohibited content

Listings and other content published by a user must not contain:

• False or misleading information
• Personal data of other persons without their consent
• Unlawful or offensive content
• Advertising of or links to other listing portals
• Advertising of other brokers' or intermediaries' services
• Contact information that does not relate to the property itself
• Copyright infringements
• Material that breaks the laws of the Republic of Latvia

4.3. KALME's rights

KALME reserves the right to:

• Check the content of listings
• Ask for additional proof (for example, an extract from the Land Register)
• Edit or delete listings that break these Terms
• Close or suspend an account if the User repeatedly breaks the Terms
• Change the platform's functions, with notice to Users

Before closing an account, KALME sends a warning (except in cases of serious breach, for example fraud).

5. Free use, daily quotas and the paid service

After free registration (creating an account and accepting these Terms), the KALME map is available free of charge, showing one data layer at a time. Every calendar day (Latvian time; quotas reset at 00:00) a registered User gets 4 PDF reports and 4 owner reveals for legal persons free of charge. Opening the same report or the same property again on the same day is not counted again.

The only paid service:

• Kalējs, €99 a month (including 21% VAT): all data layers on the map at the same time, PDF reports without a daily limit and unlimited owner reveals for legal persons, subject to a fair use limit of 100 reveals a day (protection against automated data harvesting; when the limit is reached, further reveals are available from 00:00; if needed, write to [email protected]); the subscription renews automatically every 30 days for €99 (VAT included) until the User cancels it; it can be cancelled at any time in the account or by writing to [email protected]

The Saimnieks and Aģents plans are no longer sold. A User who has an active Saimnieks or Aģents subscription on 23.10.2026 keeps its access until the end of the paid period; no further recurring payments are taken for these plans.

The following applies to paid services:

• Prices include 21% VAT (SIA KALME is registered for VAT, VAT No. LV43603092426); the VAT breakdown is shown on the Citadele Klix invoice
• Payments are processed by AS Citadele banka (Latvia) with the Klix payment solution. KALME does not process or store card numbers: all card data goes directly to Citadele Klix. KALME stores only the payment identifier and the payment history (date, amount, plan)
• A consumer has a 14-day right of withdrawal from the day of purchase under the Consumer Rights Protection Law. Kalējs is digital content activated immediately after payment. If, before paying, the User expressly agrees that the service starts immediately and acknowledges that they thereby lose the right of withdrawal, the right of withdrawal is lost as soon as the service has started (viewing data, downloading PDFs), under Section 12, Paragraph 9, Clause 4 of the Consumer Rights Protection Law. If no such consent has been given, the User can withdraw within 14 days by writing to [email protected]
• The monthly subscription (Kalējs) can be cancelled at any time in the "Invoices" section of the account or by writing to [email protected]. After cancellation, access remains until the end of the paid period; money for a period already used is not refunded
• Refunds and disputes are handled by writing to [email protected]. We aim to reply within 5 working days

6. Intellectual property

6.1. KALME's rights

The platform's design, software, logo, database structure and other content (except listings published by Users) belong to KALME, SIA. Copying, modifying or republishing them without written permission is prohibited.

6.2. User content

The content of listings remains the property of the User. By publishing content, the User grants KALME a non-exclusive, royalty-free, worldwide licence to:

• Store, display and distribute it on the KALME platform and mobile app
• Index it in search engines (so the listing can be found)
• Include it in platform advertising and marketing materials (in anonymised form)

The licence is valid while the content is published on the platform or in the archive, within the periods set out in the Privacy policy.

6.3. Third-party data

Map and real estate data are obtained from the open data of the State Land Service under the CC BY 4.0 licence. Source: State Land Service, vzd.gov.lv.

7. Limitation of liability

7.1. The platform "as is"

The KALME platform is provided "as is", without express or implied guarantees of continuous availability, absence of errors or the achievement of a particular result.

7.2. KALME is not liable for

• The performance or non-performance of deals between Users
• The truth of information in listings (the publisher is responsible for it)
• Disputes between Users arising from use of the platform
• Short interruptions of third-party services (Cloudflare, email, payment services)
• Losses caused by unforeseeable circumstances (force majeure)

7.3. KALME's liability

For paid services, KALME's liability is limited to the price of the service concerned, unless the laws of the Republic of Latvia provide otherwise.

8. Disputes

Before going to court, the User and KALME agree to try to settle disputes by negotiation. Claims are sent to [email protected]; KALME replies within 30 days.

If no agreement is reached, disputes are settled by the court of the Republic of Latvia at the legal address of the defendant, applying the laws of the Republic of Latvia. A consumer can also bring the dispute out of court to the Consumer Dispute Resolution Commission of the Consumer Rights Protection Centre of Latvia (ptac.gov.lv).

9. Closing an account

The User can delete their account at any time on the map (My cabinet → Delete account) or by writing to [email protected].

After the account is closed:

• Active listings are deleted or archived under the Privacy policy
• Communication between users may be kept for settling disputes
• Accounting data is kept for the period required by law

10. Changes to the Terms

KALME may change these Terms from time to time. Material changes are announced by email at least 14 days before they take effect. By continuing to use the platform after the changes take effect, the User accepts the new Terms.

If the User does not agree with the changes, they can close their account before the changes take effect.

Version history

• Version 1.3 (23 October 2026): in force for new users from 23.10.2026 and for existing users from 06.11.2026 (14 days after the notice by email); with a free account the map shows one data layer at a time, Kalējs shows all layers at the same time; Kalējs renews automatically every 30 days for €99 (VAT included); KALME buys land and forest (2.2); active Saimnieks and Aģents subscriptions run until the end of the paid period without further recurring payments; the right of withdrawal clarified; the EU online dispute resolution platform (closed on 20.07.2025) replaced by the Consumer Dispute Resolution Commission of the Consumer Rights Protection Centre; the reference to passwords removed; account deletion on the map.
• Version 1.2 (12 October 2026): this version was not published on kalme.lv; its changes take effect with version 1.3. Section 2: KALME is a registered real estate intermediary (services under a separate agreement, 3% from one party); free use after registration with daily quotas (4 PDF reports and 4 owner reveals for legal persons); the only paid service is Kalējs with a fair use limit of 100 reveals a day; the Saimnieks and Aģents plans are no longer offered (invoices already issued remain valid).
• Version 1.1 (11 August 2026): only the names of the paid plans changed: day access became Saimnieks, the monthly subscription Aģents, Super Kalējs. Prices, periods, scope, withdrawal and cancellation rights did not change.
